Garden Rooms and Offices: What They Really Cost

The headline price of the building is only part of the story. Foundations, power, and insulation add up.

Garden rooms have become a popular way to add a home office, studio, or guest space without a full extension. Prices vary hugely, from simple summerhouses to fully insulated, glazed buildings.

Comparing quotes means knowing what is included.

❦

What drives the price

  • ✿Size and shape of the building
  • ✿Insulation levels — essential for year-round use
  • ✿Glazing: more and larger windows cost more
  • ✿Cladding materials and roof type
  • ✿Whether installation is included

Hidden costs

Foundations range from ground screws to a concrete base and can add a noticeable amount, especially on sloping ground. Running an armoured electrical cable from the house requires a qualified electrician, and costs rise with distance. Internet, heating, plumbing, and lighting are often extras.

❦

Permissions

Many garden buildings fall within permitted development or local exemptions if they meet rules on height, size, and position relative to boundaries. Using the building as sleeping accommodation, or living in a listed or conservation area property, may change that. Check with your local planning authority before ordering.

Is it worth it?

A well-built, insulated garden room can add usable space for much less than an extension. Whether it adds to the sale price of the house depends on the local market and quality. Cheap, uninsulated buildings are often too hot in summer and too cold in winter to be useful as offices.
